Buying land in Côte d'Ivoire, especially from abroad, always raises the same questions: who exactly am I paying, what proves the land is in order, and what happens if the project falls through? This page answers them, step by step.

You sign a reservation contract and pay a reservation deposit (dépôt de réservation) of 10% of the price (minimum 500,000 FCFA, maximum 2,000,000 FCFA). The plot is then held in your name for one week, extendable once by one week if you need to organise a trip. The deposit is deducted from the price: it is not a fee, it is the start of your payment.
Document checks, the owner's papers, coordination with the notary or assembly of the administrative file depending on the land. Every check we carry out is documented in your file.
The arrangements depend on the land's legal status: the notary's escrow account for titled land, Capital Foncier's official bank account with sealed receipts for land under a village attestation. In every case: never cash, and a receipt for every payment.
Transfer published in the Land Registry for titled land; filing and follow-up of the ACD (Arrêté de Concession Définitive) application in your name for land still being titled. We stay with you until your documents are handed over.
The payment channel and the documents you receive depend on the land's legal status — the legal status is shown on the land's listing.
Published ACD or land title (titre foncier)
Your deposit and your balance are paid into the notary's escrow account: they do not pass through Capital Foncier's accounts, and only the notary decides when to release them, on the day the authentic deed is signed.
The deed is received by the notary, then the transfer is published in the Land Registry in your name.
Customary allocation, land not yet titled
Some plots verified by Capital Foncier come from a customary allocation and are not yet titled: their price reflects that status, and the ACD application is filed in your name. On this path, your payments go to Capital Foncier's official bank account, with three concrete protections:
A sealed, verifiable RIB (bank details)
We hand you our official bank details in sealed form, with a QR code to scan before any transfer. Capital Foncier never sends bank details by a simple message.
A personal payment reference
Each contract receives a unique reference to quote on every transfer: each payment is traced and linked to your file.
A sealed receipt for every payment
Within 48 hours, you receive a numbered, sealed receipt that can be verified online.
The customary transferor is paid against administrative milestones: nothing is passed on to them until the transfer of rights is registered, and a retention is held back until the subdivision is approved.
You withdraw without giving a reason within 14 days of signing, and your reservation deposit is returned to you in full within 30 days.
Your deposit is also returned to you in full, under the conditions set out in the reservation contract. The plot is simply put back on the market.
If the file does not go through on our side or on the land's side, the amounts you have paid are returned to you in full, under the conditions set out in the contract.
A simple principle: as long as the sale has not been completed, your money is meant to come back to you.
On certain titled plots (price of 30 million FCFA or less), Capital Foncier additionally offers a contractual buyback commitment (engagement contractuel de rachat): in cases strictly defined in the contract (Art. 1659 of the Ivorian Civil Code), Capital Foncier commits to buying your land back at the price you paid. This is a commercial buyback mechanism, not an insurance product. The plots concerned state it explicitly on their listing and in your contract.
The displayed price excludes deed fees (notary, registration, transfer), which are borne by the buyer: plan for 15 to 20% of the sale price. A detailed quote is issued by the notary handling the transaction before any purchase.
A direct instalment plan (facilité de paiement) is available on certain plots, up to 12 months, with no interest or fees. Capital Foncier is not a credit institution.
Capital Foncier is neither a notary, nor a licensed surveyor, nor a land authority: deeds are received by notaries, and titles are created and published by the Land and Mortgage Registry (Conservation de la Propriété Foncière et des Hypothèques, CPFH).
Rural-domain land is reserved, for full-ownership acquisition, for individuals (natural persons) of Ivorian nationality (Law No. 98-750).
What to gather on your side — start as soon as you reserve: originals requested from abroad can take several weeks.
Before collecting any payment, Capital Foncier applies its know-your-customer (KYC) obligations: a legal requirement that protects all our clients.
No cash payments: traceable bank transfer or mobile money only, with a numbered receipt for every payment.
The seller's documents (original title, location certificate, tax clearance, inheritance judgment where an estate is involved…) are gathered and checked by Capital Foncier at step 3 of the journey. The deed-fee quote is issued by the notary handling the transaction before any purchase.
