One single point of contact under exclusive listing
Every property we sell has survived a rigorous verification process. Properties that do not pass our due diligence are never offered for sale.
Administrative and legal status verified with the MCLU (Ministry of Construction, Housing and Urban Planning) and the CPFH (Land Registry and Mortgage Office). Any land presenting a risk of dispute is excluded from our portfolio.
All transactions go through a notary. Your funds are held in escrow in the CARPA account until final validation.
Field-level verification that goes beyond official registries — direct interviews with neighbors, customary leaders and local authorities. No plot with an unresolved or latent dispute is ever marketed.
State-certified expert surveyor. Certified topographic survey, exact areas. You buy real, buildable square meters.
Complete technical file delivered before any signature. You can appoint your own experts for cross-verification.
In case of a verification failure attributable to Capital Foncier (e.g. title cancellation by court decision, prior ownership defect not detected during our due diligence), we contractually commit to buying back the asset up to the financial capital invested (excluding administrative fees). Strict conditions defined in the sale contract. Commercial buyback mechanism — not an insurance product.
Before offering you a property, it must survive our 5-step verification process. This level of rigor explains why we reject more properties than we sell.
« We systematically refuse any property that presents the slightest legal, technical, or customary doubt. This is what makes our commitment strong. »
— General Management, Capital Foncier
