That is the general market context, nothing more: it says nothing about the future value of one specific plot. You will not find an annual appreciation rate in this guide, because no dated source allows anyone to state one plot by plot.
A tangible and secure asset
Land can be seen, marked out with boundary stones, and fenced. Unlike a financial product, you can have it checked on site by a surveyor, and it forms an asset you can pass on. Its value, on the other hand, depends on the neighbourhood, the servicing (roads, water, electricity), and the quality of the title: it can also stay flat for years.

The reservation file comes down to four items:
- The reservation form, signed electronically

Step 4: signing before the notary
Two routes, depending on your calendar.
The first one is the power of attorney. You sign it before a notary in your country of residence or at the consulate, then our partner notary in Abidjan receives the deed of sale on your behalf. Allow around 100,000 FCFA of additional costs for the power of attorney.
The second one is to wait for your next stay in the country. We set the notary appointment around your dates, you visit the plot, and you sign in person.
Step 5: follow-up from your Investor Space
Through your online Investor Space (Espace Investisseur), you follow the file without having to chase anyone:
- The progress of your payments
- The administrative stage reached: signature, then Arrêté de Concession Définitive (ACD, Definitive Concession Decree), then Titre Foncier (TF, Land Title)
- The documents available to download
- Notifications by email or on WhatsApp
Official timeframe: according to the texts of the Ivorian administration, 180 calendar days at the Ministry of Construction, Housing and Urban Planning (MCLU) for an ACD on an approved subdivision (BÂTIR bulletin No. 004, 2022), excluding processing at the tax office. In practice, the total time experienced is often longer, for various reasons that cannot always be explained. Worth noting: the Titre Foncier is created by the Conservation de la Propriété Foncière et des Hypothèques (CPFH, Land Registry and Mortgages Office) during the ACD procedure (official step 3), not after it. An ACD published in the Land Register is the published TF.
Payment options suited to the diaspora
International bank transfer
From France, a SEPA or international transfer through your own bank is enough. From the United States or Canada, it is a SWIFT transfer. Allow two to five working days for the funds to arrive. The fees, for their part, depend entirely on your institution: often 10 to 50 €, sometimes more if your bank also charges for the currency conversion.
International Mobile Money
Orange Money allows transfers from Europe. Wave covers several countries. Western Union and MoneyGram are still used for larger amounts. In every case, check the ceiling per transaction before you start the transfer: on a land purchase amount, it is reached quickly.
Instalment payment
Capital Foncier offers a payment plan spread over up to 12 months, with no interest charges added, set against a monthly budget. Monthly instalments start at 375,000 FCFA (around 570 €) depending on the plot chosen. This is not a credit product: Capital Foncier is not a credit institution and does not lend money.
