Bingerville or Songon: Reading July 2026 Land Prices Before You Buy

In July 2026, the IvoireDomi observatory puts Songon at 14,996 FCFA/m² and Bingerville at about 29,000 FCFA/m² on average, within a range of 16,000 to 100,000. Behind these two figures are two markets that are not checked the same way. A reading guide before you sign.

July 2026 readings put Songon at 14,996 FCFA/m² and Bingerville at about 29,000 FCFA/m² on residential average, within a range of 16,000 to 100,000 FCFA/m² depending on the neighbourhood (IvoireDomi). The outskirts of Abidjan, in Ivory Coast (Côte d'Ivoire), show asking prices up 15% to 25% over the last twelve months (IvoireDomi, July 2026). These figures are useful, provided you know what they measure: asking prices, not registered transactions. They also hide a fundamental difference. In Bingerville, the tax floor set by the Directorate General of Taxes (DGI) is higher than part of the listings, with consequences for the duties to be paid and for the nature of the titles in circulation. In Songon, this floor is not published, which lightens the tax analysis but makes the legal check heavier.

What 15,000 and 29,000 FCFA/m² Actually Buy

A 500 m² plot, the usual format in suburban subdivisions, costs 7.5 million FCFA in Songon and 14.5 million FCFA in Bingerville at the average price. For a diaspora household, that is about 11,400 and 22,100 euros. These are bare land prices. On top come:

Reading a 15% to 25% Rise Over One Year Without Getting It Wrong

Asking Prices, Not Prices Paid

Online observatories aggregate listings. A listing reflects a seller's ambition, not the value recorded in the deed. The gap between the two widens as an area becomes more speculative. A 15% to 25% rise over twelve months in this kind of series signals real demand, but does not measure what a buyer actually paid.

A Base Effect

Songon starts from 15,000 FCFA/m². A 20% rise there represents 3,000 FCFA/m², or 1.5 million FCFA on a 500 m² plot. The same percentage in Cocody would represent ten to twenty times more in absolute value. Suburban percentages look impressive because the base is low.

It Is Not a Return

A rise in asking prices is neither income nor a promise. It becomes value the day a buyer pays that price for a plot with a clean title. In the meantime, it can correct, in particular if a subdivision in the sector loses its approval or if a declaration of public utility affects the land.

Bingerville: A Tax Floor Above Part of the Listings

The DGI schedule sets a market value of 34,647 FCFA/m² in Bingerville. Yet April 2026 listings gave a median of 21,429 FCFA/m² (Jiji, CoinAfrique), and the July 2026 average remains below the floor, at about 29,000 FCFA/m². Two readings follow.

  1. A tax reading. Registration duties are calculated at minimum on the DGI market value. A buyer who negotiates a plot at 22,000 FCFA/m² will pay duties on 34,647 FCFA/m². The asking price therefore understates the real cost of acquisition.
  2. A legal reading. A commune where many listings sit below the tax floor is often a commune where incomplete titles circulate: village attestations (attestations villageoises) issued before 2025, ADU (Attestation de Droit d'Usage coutumier, customary right-of-use attestation) not yet converted, plots in subdivisions awaiting approval. The low price pays for the uncertainty of the title.

Bingerville remains an area with strong value potential: expressway, BRT expected in 2028, new subdivisions, the Cité UIAFFIF project. That potential is captured on plots whose ACD or ACD application can be verified, at a price that takes the tax floor into account.

Songon: No Schedule, So More Checking

The DGI did not publish a market value for Songon in the 2024-2026 schedule. Duties are then calculated on the declared sale price, which simplifies the calculation. But the absence of a schedule also says the commune is still being structured: the cadastre is less dense, subdivisions are more recent, IDUFCI references less systematic. The Songon social housing site and the proximity of the Dabou road support demand. The checks, however, must be more complete than elsewhere: approved subdivision seen in the original, state land status report, boundary survey with all parties present, and payment exclusively through the notary.

Urban land, governed by Law No. 2020-624 of August 14, 2020, is open to everyone, including foreigners. This applies to both communes, provided the plot belongs to an approved subdivision and not to the neighbouring rural domain.

For the Diaspora

  • Convert the prices, then the charges. 7.5 million FCFA for a plot in Songon is about 11,400 euros; then count duties, notary, ACD and boundary survey before setting your budget.
  • Compare with the DGI floor, not only with the neighbours. In Bingerville, a price far below 34,647 FCFA/m² calls for a question about the title before a negotiation on the price.
  • Do not buy a trend. The 15% to 25% rise over one year is an observation on listings. It appears in no deed and cannot be cashed.

For the Individual Buyer

For an Abidjan household looking for a plot to live on, Songon offers a low entry price in the west of the metropolitan area and Bingerville a structuring transport link to come in the east (BRT in 2028). The choice is made on the daily commute, the school and the full budget, not on the percentage rise. In both cases, a serviced plot in an approved subdivision, even slightly more expensive, costs less than a cheap plot that takes three years to regularise.

  • These prices are listings. The 15% to 25% rise over one year is a displayed trend, not a return, and it applies to a low base.

  • In Songon, the absence of a schedule simplifies taxation and makes checking heavier. Approved subdivision, state land status report, boundary survey and notary are not negotiable.
